TGRERA Cracks Down on Illegal Realty Ads in Hyderabad, Issues Notices to Major Developers

Telangana RERA serves show-cause notices to multiple Hyderabad-based real estate firms over illegal advertisements and RERA rule violations.

Hyderabad’s real estate sector has come under regulatory scrutiny after the Telangana Real Estate Regulatory Authority (TGRERA) issued show-cause notices to several developers for alleged violations linked to advertising norms.

Among the firms served notices on February 21 are Vertex Virat, Godrej Properties, Navnami Elevate, Swargaseema Ameya, and Thirumala Hills. According to the authority, the companies failed to comply fully with mandatory advertising guidelines prescribed under the Real Estate (Regulation and Development) Act, 2016.

Officials pointed out that while some advertisements carried a RERA registration number, they did not meet the required standards regarding font size and visibility. In the case of Swargaseema Construction’s Ameya project, registered as a layout, the project was reportedly promoted as a residential development, along with other lapses in mandatory disclosures.

The regulator has also reiterated its warning against pre-launch promotions or investment solicitations without securing valid TG-RERA registration. Under the Act, projects exceeding 500 square metres or comprising more than eight units must be registered before being marketed. Displaying a valid RERA identification number prominently in advertisements is compulsory, and promotional activities without approval are not permitted.

The latest action signals tighter oversight of Hyderabad’s property market. For homebuyers, the development serves as a reminder to verify a project’s RERA registration before investing, particularly amid aggressive marketing campaigns.
